Hello everyone! Thanks for tuning into Matt’s Stats for September 2024! Let’s begin by looking at the year-over-year graph for September 2024 vs. 2023. You will see that total transactions for detached homes are up for almost all of our communities, Georgina had the largest year-over-year lift with 47% followed by New Tecumseth at 32.1%. The average sales price is slightly down depending on where you live and your community.
When comparing September 2024 to August 2024, we see again that transactional volume was mostly up in our communities. Communities with the highest increase in transactional volume month-over-month include New Tecumseth (+48%) and Newmarket (+35%), with Bradford/West Gwillimbury and Midland both posting a month-over-month decline in total transactions. The average sales price was relatively the same as the previous month Orillia posting the highest increase (11.3%) and Georgina having the largest decrease at 10%.
