Hello everyone! Thanks for tuning into Matt’s Stats for October 2024! We start by reviewing the year-over-year graph for October 2024 vs. 2023. It’s been a while seen we have seen the total transactions for detached homes up for all of our communities, but this is the case for October. Midland had the largest year-over-year lift with a whopping 214.2% followed by New Tecumseth at 80%. Newmarket had the lowest lift with a healthy 17% year-over-year increase. The average sales price was also slightly up in most of our communities with Orillia leading the charge with a 31.2% increase and Midland posting the largest decrease with a 6.3% drop in average sale price.
When we review the October 2024 month-over-month stats to September 2024, we see that transactional volume was mostly up in our communities. Bradford/West Gwillimbury posts the largest growth with a 207.6% lift followed by Midland with a 100% lift. Communities with a decrease in transactional volume month-over-month include New Tecumseth (-2.7%), Newmarket (-4%), and Georgina (-12%). Almost all of our communities saw a slight increase in the average sales price month-over-month with only Newmarket posting a slight decrease.
