Hello everyone! Thanks for tuning in to Matt’s Stats for November 2025! When comparing November 2025 to November 2024 you will see transaction are down most of our communities. Midland and Bradford West Gwillimbury were the two communities that posted a year-over-year increase in detached homes sold. The average sales price is also down year-over-year for most of our focus communities. November did see New Tecumseth post a double digit increase, with a 16.8% jump in average sales price. Toronto had one of the lower percentage price drops, with the highest total units sold.
Month-over-month we had a very similar story as transactions are down in most of our communities. Bradford West Gwillimbury lead the way with a 73.6% increase followed by Orillia with a 28.5% increase. October was a fairly good month for pricing, so we do see a big decline here when we look at month-over-month average sales price. You will notice Barrie is at 10.5% down, with New Tecumseth being the lone community to post an increase in November over October.
