November 2023 vs. November 2022. Hello everyone! Welcome back and thanks for tuning in for another round of Matt’s Stats! Looking at our year-over-year graphs for November 2023 vs. 2022, you will see that transactional volume for detached properties is down in all of these communities, and the average sale price is mostly up with a few of exceptions. Orillia has posted the biggest decline in transactional volume with a 46.4% decrease followed by New Tecumseth with 39.3% decrease and Newmarket at 33.3% decrease in volume. Bradford/West Gwillimbury posted the highest increase in average price year of year, with a 24.7% increase, followed by Georgina at 12.5% increase and Toronto at 3.5% increase.
When looking at November vs October 2023 we see transactional volume is down in all of these communities except Midland. Midland posted a 28.6% increase in transactions. Orillia had the largest drop in volume of transactions with a 37.5% decrease. When it comes to average sale price, Bradford/West Gwillimbury and Georgina both had month over month increases with 11.7% and 2.0% increases respectively. Midland posted the largest decline month over month, with a 22.6% decline in average sale price.
