Hello everyone! Thanks for tuning in to Matt’s Stats for May 2026! You’ll see transactions are up and down depending on the region year-over-year. Bradford West Gwillimbury posted the largest transactions increase with a 68% increase, followed by New Tecumseh (40% increase) and Newmarket (28.3% increase). We also see year-over-year transaction decreases in Midland (-35.2%), Orillia (-33.3%) and Georgina (-8.1%). And again, pricing is down in most of our focus regions compared to last year. Georgina (+5.4%), Wastage Beach (+0.6%) and Newmarket (+0.4%) are the only exceptions.
The good news is that compared to April 2026, transactions in most communities are increasing, average sale prices are ticking upward, and buyer activity is gaining momentum. New Tecumseh, Wastage Bech and Bradford West Gwillimbury all posted 40%+ increases in month-over-month transactions and only Midland and Orillia had lower transaction levels than the previous month. Georgina’s month-over-month average sales price increased by double digits, with most other regions increasing slightly. Toronto and Bradford West Gwillimbury both had a slight decrease in average sales price versus April 2026.
Advice for Sellers: If you plan on listing your property in the fall or winter, I recommends getting your complimentary exterior marketing photos taken now while lawns are green, flowers are in bloom, and pools are open.
