Greetings to all! We appreciate you joining us for another edition of Matt’s Stats! Let’s start by reviewing the May 2024 vs. 2023 year-over-year graph. Total units sold are down across all of our highlighted communities, with the largest decreases realized in Orillia (-38%), New Tecumseth (-37.9%) and Bradford West Gwillimbury (-35.7%). Overall the average sales price across our communities is slightly up. What this means is that your house needs to be priced right in order to sell at this time.
When reviewing May 2024 vs. April 2024 we see total transactions are slightly up in most of our communities with Georgina having our largest jump at 37.7% and with Bradford West Gwillimbury having the biggest decline with -37.2%. Average sale price is also slightly up month-over-month in most of our highlighted communities with Georgina once again leading the way with a 10.6% increase followed closely by Midland with a 9.9% increase. New Tecumseth (-8%) and Newmarket (-7%) both had a decline in month-over-month average sale price.
