Hello everyone! Welcome back and thanks for tuning in for another round of Matt’s Stats! Let’s start things off by reviewing the year-over-year graph for June 2024 vs. 2023. The transactional volume for detached properties was down across almost all of our highlighted communities, with the exception of Bradford/West Gwillimbury which finished the month even with last year’s sales volume. The average sale price was up in 3 of the 8 communities, Midland posted the highest increase in average price year of year with a 2.3% increase, followed closely by Newmarket at 1.9% up and Bradford/West Gwillimbury with a 0.8% increase. Orillia saw the largest drop with a decrease of 9.1% versus last June’s average sale price.
Comparing the June 2024 vs the May 2024 results, Bradford/West Gwillimbury was the only highlighted community to see an increase in transactional volume month over month, with Midland, Georgina and New Tecumseth posting 30%+ decreases. We had 3 of the 8 communities post an increase in month over month average sale price, New Tecumseth had the largest increase in average sales price with a 5.8% jump followed by Newmarket at 4.8% and Orillia at 0.5% up. Midland and Georgina were the two communities with the largest month over month average sale price decreases, with a 19.5% and 11.6% decrease respectively.
