Hello everyone! Thanks for tuning in to Matt’s Stats for January 2026! Take a seat because the stats don’t look too great for the month, but there is a good reason for it. January was the best month from 2025, and we know the market did decline throughout the year, so the average sales price and units sold are down when you compare year-over-year. There are a few exceptions as Midland saw a small increase in average sales price and a healthy lift in total units sold, while Newmarket also managed to show some growth in units sold in January 2026 versus 2025.
Month-over-month, depending on your location, we see the figures are up and down. There is a reason for that as well, as buyers are active right now for what’s available. There are not many homes on the market currently, however we are expecting that to increase as there were many homes last year that saw their listing removed as they didn’t sell, we expect many of those homes to come back on the market this year. Barrie was the only city to see an increase in both units sold and average sales price month-over-month, while New Tecumseth, Georgina and Toronto saw a lift in month-over-month average sales price and Newmarket and Midland had a lift in units sold in January versus December.
