Monthly Real Estate Market Update February 2026

 

Hello everyone! Thanks for tuning in to Matt’s Stats for February 2026!The stats don’t look to great when comparing year-over-year results, as February 2025 was the peak for last year, as tariffs were introduced shortly after cooling the market down. Prices and transactions are pretty much down across the board when comparing to last February. We do see some increases however, Midland increased the total units sold by 16.6% and Toronto jumped by 6.3% versus 2025. Georgina was the sole region to post a small increase in average sale price, with a 0.9% increase year-over-year.

Month-over-month, we see the stats are mostly up depending on where you are. The good news is, south we are beginning to see more transactions and the overall price has come up a little bit, hopefully that trend continues north as the months go on. Toronto had the biggest month-over-month units sold increase with 50.6% followed closely by New Tecumseth with a 50% increase and Georgina with a 38.8% increase. Newmarket had the largest month-over-month average sales price increase with a 10.2% jump versus January, followed by Midland (8.7%) and Bradford West Gwillimbury (6%).
