Hello everyone! Hope everyone has had a great start to 2025. Thanks for tuning in to our latest round of Matt’s Stats! Let’s begin with the year-over-year graph for December 2024 vs. 2023. The transactional volume for detached properties went up in 5 of 8 of the communities, and the average sale price was in 3 of the 8 communities. New Tecumseth and Orillia had the biggest increase in transactional volume with a whopping 144.4% and 100% YOY increase respectfully followed by Georgina with a 65%% increase, Newmarket, Toronto and Bradford/West Gwillimbury all showed a decrease in YOY volume. Orillia had the highest increase in average price year of year, with a 23.1% increase, followed closely by New Tecumseth with a 22.7% increase and Bradford/West Gwillimbury with a 9.5% increase.
When reviewing the December 2024 vs November 2024 results we see transactional volume is down in almost all of our focus communities, the exception is Midland which posted a 22.2% increase. The largest drops were in Newmarket and Toronto which saw 54+% month over month decreases. A bit of a different story when it comes to average sale price, all of our focus communities experienced month over month average sales price increases except Midland and Toronto. New Tecumseth had the largest increase with 36.5% and Midland had the largest decrease month over month, with a 26.1% drop in average sale price.
