December 2023 vs. December 2022. Hello everyone! Happy New Year, here is your latest round of Matt’s Stats! Let’s begin with the year-over-year graph for December 2023 vs. 2022. The transactional volume for detached properties went up in 5 of 8 of these communities, and the average sale price is split amongst the communities with half showing an increase and the other half a decrease. Midland and Bradford/West Gwillimbury had the biggest increase in transactional volume with 100% and 85.7% respectfully followed by Newmarket with a 41.3% increase, New Tecumseth, Georgina and Orillia all experienced a decrease in volume. Midland also posted the highest increase in average price year of year, with a 21.7% increase, followed by Newmarket at 12.8% increase and New Tecumseth with a 10.4% increase.
When looking at December vs November 2023 we see transactional volume is down in all of these communities except Bradford/West Gwillimbury where there was a 13% increase in transactions. New Tecumseth had the largest drop in volume of transactions with a 47% decrease followed closely by Orillia with 46.6%. When it comes to average sale price, all of these communities except Bradford/West Gwillimbury had month over month increases. Midland posted the largest increase month over month, with a 18.1% lift in average sale price.
