Hello everyone! Thanks for tuning into another round of Matt’s Stats! Let’s start things off by reviewing the year-over-year graph for August 2024 vs. 2023. You will see that total transactions for detached homes are down for most of our communities, Bradford/West Gwillimbury (+53.3%), Orillia (+26%) and Toronto (+7.3) are the exceptions. The average sales price is also down across most of our communities as August was very slow and there was a lot of inventory that came into the market. Toronto, Georgina and New Tecumseth all had slight price increases year over year.
When comparing August 2024 to July 2024, we see again that August was relatively slower as transactional volume was down in most of our communities. Bradford/West Gwillimbury (+21%) and Orillia (+26%) are the two communities where we saw an increase in transactional volume. The average sales price was relatively the same depending on the community, Georgina had the largest increase at 9.6% increase and Bradford/West Gwillimbury posting the largest decline at 16.3% down.
