Monthly Real Estate Market Update April 2025

Hello everyone! Thanks for tuning in to Matt’s Stats for April 2025! For April 2025 vs. 2024, you will see that transactions are down across almost all of our focus communities and in turn it has affected our average sales price as there are a lot of active listing right now. Midland showed a 27.7% increase year over year followed by New Tecumseth with a 2.3% increase. Bradford West Gwillimbury had the biggest decrease in units sold year-over-year with a 55.8% drop. Orillia and Midland had a small bump in average sale price year over year with a 5.2% and a 4.5% bump respectively.

Looking at April 2025 vs. March 2025 transaction we are improving in many of our focus communities, this can be a sign of a late spring to come. New Tecumseth had the largest month over month increase in units sold with a 69.2% jump, followed by Orillia with a 33.3% increase. Bradford West Gwillimbury had the biggest decline in units sold month over month with a 45.7% drop. The average sales price was up and down month over month with Orillia (+9.8%) posting the largest increase followed closely by New Tecumseth (+6.5%) and Newmarket (6.4%).
