Hello everyone! Thanks for tuning in to Matt’s Stats for September 2026! We have yet to see the full force of the “fall market”, but we’re hoping to see some changes as we move through October. When we’re comparing September 2026 vs 2025, transactions have slowed down in most communities, Bradford West Gwillimbury (+73.75), New Tecumseh (44.4%), and Orillia (20%) all managed to have year-over-year growth for detached home sales. The average sales price is up or down depending on the community when comparing to last year. Midland posted the strongest price appreciation, leaping 45.4% followed by Wasaga Beach (+16.6%) and Georgina (+10.6%). Price drops were most pronounced in Bradford West Gwillimbury (-15.4%) and Orillia (-14.1%), while Toronto detached homes were down 7.4% year-over-year.
When we look at month-over-month data, we see mixed momentum heading into the fall. Buyer activity picked up notably in Orillia (+23.5%), Bradford West Gwillimbury (+22.2%), and Toronto (+16.4%), along with modest growth in New Tecumseth (+5.4%). In contrast, sales volume pulled back in Newmarket (-41%), Barrie (-22.2%), Midland (-21.1%), Wasaga Beach (-14.7%), and Georgina (-12.2%). Month-over-month pricing is again up and down depending on your community. We saw increases in Wasaga Beach (+34.6%) and Midland (+26.1% ), alongside steady gains in Georgina (+7.8%), Barrie (+6.9%), Bradford West Gwillimbury (+3.2%), and Toronto (+0.9%). Meanwhile, average prices retreated in Orillia (-25.2%), Newmarket (-7.1%), and New Tecumseth (-6.3%).
Hope everyone has a spooky Halloween and you get to have some fun! 👻🎃 We will see you next month!
