Hello everyone! Thanks for tuning in to Matt’s Stats for June 2026! I hope everyone is enjoying the heat wave, You’ll see transactions are up and down depending on the region year-over-year and the same goes with price. Wastage Beach posted the largest transactions increase with a 76.3% increase, followed Bradford West Gwillimbury (45.8% increase) and Georgina (32.7% increase). We see some minor year-over-year transaction decreases in Midland (-12.5%), Barrie (-3.4%) and Toronto (-0.2%). As mentioned above, pricing is up and down depending on your region compared to last year. Midland (+5.2%), Orillia (+2.5%) and Toronto (+0.4%) all had some modest increases.
We will see month-over-month, transactions are up and down as well and average sale prices are ticking upward slightly. This year has been pretty flat for pricing as we haven’t seen any major increases or decreases. Orillia, Georgina, Wastage Bech and Midland all posted 25%+ increases in month-over-month transactions and while New Tecumseh, Bradford West Gwillimbury and Newmarket all posted roughly a 16% decrease in transactions VS May. Midland and Bradford West Gwillimbury both posted double digits month-over-month average sales price increase, Toronto, Orillia and Barrie posting a slight increase VS May.
Advice for Sellers: If you plan on listing your property in the fall or winter, I recommends getting your complimentary exterior marketing photos taken now while lawns are green, flowers are in bloom, and pools are open.
