Monthly Real Estate Market Update April 2026

 

Hello everyone! Thanks for tuning in to Matt’s Stats for April 2026! I want to start by addressing a question we get often: “how’s the market?” Well, The Osborn Goddard Team has sold as many homes this year to date, as it has in previous years. Mo matter if you are looking to upgrade or downsize your home, the move can be done and we are here to help with the numbers!

When looking at transactions year-over-year results are up. Bradford West Gwillimbury posted the largest increase with a 57.8% jump, followed by Newmarket +35.8%% and Orillia +33.3%. Average sales price year-over-year was slightly down for the most part. with Newmarket having the largest drop -15% followed by Midland -14.8%.

 

Month-over-month, transactions are up almost across the board! Orillia had th largest jump with a 77.7% increase month-over-month, followed by Bradford with a 42.8% increase and Toronto with a 34.1% month-over-month increase. Depending on where you are located, we see a slight increase in month-over-month average sales price. We are seeing listings come up, but transactions are keeping pace with it.
