Hello everyone! Thanks for tuning in to Matt’s Stats for August 2025! Let’s begin by comparing August 2025 to August 2024. Across most of our eight focus communities, total transactions have increased. Notably, Toronto is up 10.7%, which is significant because market trends often begin south of us. Several communities experienced strong year-over-year transaction growth, with Bradford West Gwillimbury up 52.1%, Georgina up 33.3%, and Newmarket up 27%. While most regions saw a slight decline in average sale price compared to last year, Midland (+12.2%) and New Tecumseth (+3.2%) stood out as the two regions to post year-over-year gains.
Month-over-month figures varied across regions. Comparing August 2025 to July 2025, New Tecumseth (+11.1%) and Georgina (+9%) recorded strong increases in total detached home sales. Meanwhile, Orillia (+2.6%), Midland (+1.6%), and Newmarket (+0.9%) posted modest gains in average sale prices.
