Hello everyone! Thanks for tuning in to Matt’s Stats for July 2025! Let’s start by comparing July 2025 to 2024, where you’ll notice that total transactions are up and down across our eight focus communities. We want to highlight that Toronto is up 12.3%, which is important because trends historically start south of us and then move into our communities. Hopefully, in the next few months, we will begin to see the same increases. Most regions experienced a slight decline in average sale price compared to last year, with Georgina (+2.1%) being the only region posting a modest increase.
Month-over-month results varied across regions. Comparing July 2025 to June 2025, Orillia (+46.6%) and Bradford West Gwillimbury (+41.6%) saw strong increases in total detached home sales. Orillia (+0.8%) and Barrie (+0.2%) also posted modest gains in average sale prices.
