Hello everyone! Thanks for tuning in to Matt’s Stats for May 2025! For May 2025 vs. 2024, you will see that transactions are down across most of our communities and the average sales price is staring to follow suit. Orillia (+38.4%) and Midland (+13.3%) both managed to show a strong increase in transactions year over year, while New Tecumseth was able to post a small increase of 3.7% in the year over year average sales price.
The good news is month over month we are beginning to see transactions pick up. May 2025 vs. April 2025 transactions increased in all but one of our focus communities. Georgina had the largest increase in units sold month over month with a 69.4% jump, followed by Orillia with a 50% increase. New Tecumseth had our only decline with a 31.8% slide versus last month’s transactions. The average sales price was up and down month over month with Bradford/West Gwillimbury posting a double digit increase (+13.6%) and Midland showing a double digit decline (-12%) in month over month average sales price.
