Hello everyone! Thanks for tuning in to Matt’s Stats for March 2025! Looking at the year-over-year graph for March 2025 vs. 2024, you will notice that transactions are down across almost all of our focus communities. Bradford West Gwillimbury (+2.9%) is the lone region to post an increase in units sold year-over-year. Newmarket (-54.7%) had the biggest drop in volume, followed by New Tecumseth (-39.5%) and Barrie (-34.2%). Average sale price is also down in the majority of our focus communities. Toronto (+0.8%) had the only increase in average sales price year-over-year.
Looking at March 2025 vs. February 2025 transaction are up and down. Bradford West Gwillimbury (+84.2%) had the largest increase in units sold month over month followed by Toronto (+39.1%). Newmarket (-25%) had our biggest drop in transaction month over month. The average sales price was also up and down month over month with Georgina (+7.1%) posting the largest increase followed closely by Orillia (+5.9%).
