Monthly Real Estate Market Update February 2025

Hello everyone! Thanks for tuning in to Matt’s Stats for February 2025! The sun’s out and I’m ready for summer. Looking at the year-over-year graph for February 2025 vs. 2024, you will notice that transactions are down in almost all of our focus communities. There is a lot going on in the world right now and buyers are just not acting with urgency. This can all change very quickly, but in the mean time  you will see that the average sale price is also down in many of these communities. Midland had the only increase in transactional volume with a 12.9% increase YOY. We saw the largest drop in transactional volume in New Tecumseth (-39.5%) and Bradford/West Gwillimbury (-36.6%). Midland also had the largest increase in average sale price year over year with 12.9% followed by Toronto with a 7.5% increase.

When comparing February 2025 to January 2025 transaction are up and down. Newmarket had the largest increase month over month with a 120% increase. The average sales price was mostly down however, Midland (+19.3%), Toronto (+12.8%) and Newmarket (+9.4%) all posted a month over month increase.
