Monthly Real Estate Market Update January 2025

 

Hello everyone! Thanks for tuning in to Matt’s Stats for January 2025! Let’s begin with the year-over-year graph for January 2025 vs. 2024. The transactional volume for detached properties was up and down in our focus communities, and the average sale price was up 5 of the 8 communities. Orillia and Barrie had the largest increase in transactional volume with a 35.7% increase and a 12.2% increase YOY respectfully. We saw the largest drop in transactional volume in Newmarket (-48.7%) and Bradford/West Gwillimbury (-38.4%). Bradford/West Gwillimbury however had the largest increase in average sale price year over year with a 56.1% increase.

 

January 2025 YOY Results

When comparing January 2025 to December 2024 transaction are up, no surprise there as we are coming off the slowest month of the year. Barrie had the largest increase month over month with a 46.3% increase followed closely by New Tecumseth with a 36.3% increase. Average sales price was up and down depending on where you live, Bradford/West Gwillimbury had the largest month over month increase with 36.3%.
