Hello everyone! Thanks for tuning into Matt’s Stats for November 2024! We start by looking at the year-over-year graph for November 2024 vs. 2023. For the second month in a row we see the total transactions for detached homes up or even for all of our communities. New Tecumseth led the way with a 141.1% increase year-over-year followed by Georgina with a 100% lift in 2024 vs 2023. Midland was the only region that finished November flat when compared to 2023. The average sales price for detached homes saw a lift in 4 of our 8 focus communities. Midland had the largest increase with 34.6% followed by Orillia with a 19.3% increase. Bradford/West Gwillimbury posted the largest decrease with a 13.5% drop in average sale price followed by New Tecumseth with a 5.9% decrease.
When looking at the November 2024 month-over-month stats vs October 2024, we see that transactional volume was up in 3 of our communities. New Tecumseth had the largest growth month-over-month at a 13.8% increase followed closely by Georgina with a 13.6% increase. Midland had the largest volume decrease this month (-59%) followed by Bradford West Gwillimbury (-27.5%). Almost all of our communities saw a decrease in the average sales price month-over-month with only Midland and Newmarket posting an increase month-over-month of 11.2% and 0.9% respectively.
