Hello everyone! Welcome back for another round of Matt’s Stats! Let’s start things off by reviewing the year-over-year graph for July 2024 vs. 2023. The transactional volume for detached properties was up across 6 of our 8 highlighted communities, with Midland leading the way with a whopping 90.9% increase versus last year’s sales volume, followed by Georgina with an impressive 48.7% increase year-over year. Bradford/West Gwillimbury posted the largest decline year-over-year with a drop of 36.6%. The average sale price was up in 2 of the 8 communities, Bradford/West Gwillimbury posted the highest increase in average price year of year with an 11.8% increase, followed by Toronto with a modest 0.4% increase. Orillia saw the largest drop with a decrease of 20.4% versus the average sale price last July.
When comparing the July 2024 with the June 2024 sales results we see some mixed results, as 4 of the 8 regions realized a transactional volume increase, with the other 4 seeing a transactional volume decrease. Midland posted an impressive 110% increase in transactions followed by New Tecumseth with a 28% month over month increase. Bradford/West Gwillimbury had the largest drop in transactional volume with a 32.1% decrease. When it comes to average sale price, Bradford/West Gwillimbury, Midland and New Tecumseth each had month over month increases with 13.7%, 6.3% and 3% increases respectively. Newmarket posted the largest decline month over month, with a 7.2% decline in average sale price.
