Monthly Real Estate Market Update April 2024

April 2024 vs. April 2023: Hello everyone! Thank you for joining us for another edition of Matt’s Stats! We are going to start off by reviewing the April 2024 vs. 2023 year-over-year graph. Transactions are down for most of our highlighted communities, with only Midland and Orillia posting gains. Average sales price is slightly up in five our highlighted communities. Midland for the third month in a row had the largest YOY increase in units sold with 63.6%, followed by Orillia with a healthy 50% YOY increase.  Bradford/West Gwillimbury and Newmarket saw the largest decreases with 27.1% and 19.4% respectively. Newmarket had the highest increase in average price YOY, posting a 6.6% increase, while Midland had the highest decrease in average price YOY, with -15.3%.

When comparing the April 2024 to March 2024 figures, we notice improvements in total units sold in three of our eight featured communities. With a 63.6% increase in units sold, Midland saw the largest growth, followed by Bradford/West Gwillimbury with 26.4% growth. The average month over month sales price increased in 4 of the 8 communities. All four of these communities had slight growth with Toronto leading the way with a 6.6% month over month increase, followed by Bradford/West Gwillimbury with 6.2%. With a 16.6% decline, Orillia had the largest month-over-month average sale price drop.
