March 2024 vs. March 2023: Hello everyone! Thank you for joining us for another edition of Matt’s Stats! Let’s begin by examining the March 2024 vs. 2023 year-over-year graph. There were some varying results in our highlighted communities as half saw an increase in the number of detached property transactions, and five our highlighted communities saw an increase in the average sale price. Midland for the second month in a row had the largest increase in units sold with 10%, followed closely by Barrie with an 8.9% increase and New Tecumseth with a 7.5% increase. Newmarket and Bradford/West Gwillimbury saw the largest decreases with 10.9% and 10.5% respectively. Barrie the had the highest increase in average price year of year, posting a 7.2% increase, while Georgina saw the highest decrease in average price year of year, with -13.9%.
When comparing the March 2024 to February 2024 figures, we observe improvements in transaction volume in five of the eight featured communities. With a 38.8% rise in transaction volume, Orillia saw the biggest increase, closely followed by Newmarket with a 32.7% increase. The average month over month sales price increased in 4 of the 8 communities. Midland saw the biggest rise, with a 29% month over month jump, followed by Orillia at 24.4%. With a 9.1% decline, New Tecumseth experienced the largest month-over-month average sale price fall.
