Monthly Real Estate Market Update February 2024

February 2024 vs. February 2023. Hello everyone! Welcome back and thanks for tuning in for another round of Matt’s Stats! Let’s start things off by reviewing the year-over-year graph for February 2024 vs. 2023. The transactional volume for detached properties was up once again in all 8 of our highlighted communities, and the average sale price was up in 4 of the 8 communities. Midland lead the way with the largest increase in transactional volume with a 200% increase followed by New Tecumseth (60%) and Georgina (42.8%). While New Tecumseth posted the highest increase in average price year of year, with a 15.2% increase, followed by Bradford/West Gwillimbury at a 9.3% increase and Newmarket with a 5.8% increase.

Reviewing the February 2024 vs January 2024 results we once again see transactional volume increases in all 8 of the highlighted communities. New Tecumseth had the largest increase in transactional volume with a 71.4% increase followed closely by Toronto with a 66.8% increase. We see 6 of the 8 communities with an increase in month over month average sale price, New Tecumseth had the largest increase in average sales price with 21.6% jump month over month followed by Bradford/West Gwillimbury at 16.4%. Midland and Orillia were the two communities with month over month average sale price decrease, with a 32% and 3.7% decrease respectively.
