January 2024 vs. January 2023. Hello everyone! Welcome back and thanks for tuning in for another round of Matt’s Stats! Let’s begin with the year-over-year graph for January 2024 vs. 2023. The transactional volume for detached properties was up in all 8 of these communities, and the average sale price was up in 5 of the 8 communities. Georgina lead the way with the largest increase in transactional volume with a 51.7% increase followed closely by Barrie (47.5%), Newmarket (44.4%) and Midland (42.8%). For the second month in a row Midland posted the highest increase in average price year of year, with a 46.5% increase, Georgina was a distant second with a 7.3% increase followed by Toronto with a 5.6% increase.
When looking at January 2024 vs December 2023 we see transactional volume increases in 6 of these communities, the exceptions are Toronto with a 7.8% decrease and Newmarket with a 4.8% decrease. New Tecumseth had the largest increase in volume of transactions with 211.1% followed by Georgina with 120%. When it comes to month over month average sale price, we were split evenly as Midland, Orillia, Bradford/West Gwillimbury and Barrie had increases and Georgina, New Tecumseth, Toronto, and Newmarket had a decrease month over month. Midland once again posted the largest increase month over month, with a 32.5% lift in average sale price.
