October 2023 vs. October 2022. Hello everyone! Welcome back and thanks for tuning in for another round of Matt’s Stats! Looking at our year-over-year graphs for October 2023 vs. 2022, you will see that transactional volume for detached properties is down in all of these communities, and the average sale price is mostly up with a couple of exceptions. Midland posted the biggest decline in transactional volume with a 56.2% decrease followed by New Tecumseth with 47.3% decrease and Newmarket at 33.8% decrease in volume. New Tecumseth posted the highest increase in price, year of year, with a 8.4% increase, followed by Toronto at 6.8% increase and Midland at 6% increase.
When looking at October vs September 2023 we see transactional volume is up in a lot of these communities. Bradford led the way with 41.2% up in volume of transactions. Toronto, Newmarket, Georgina and Orillia all posted an increase in volume of transactions. When it comes to average sale price, Midland posted the biggest increase with 11.8% increase and a total of 7 transactions. Newmarket had a 7.9% increase in average sale price with a solid volume of 41 units sold. Toronto and Bradford also posted an increase in average sale price, while Orillia, Barrie, New Tecumseth and Georgina all posted a decline in average sale price.
