September 2023 vs. September 2022. Hey everyone! Welcome back and thanks for tuning in for another round of Matt’s Stats! Looking at our year-over-year graphs for September 2023 vs. 2022, you will that transactional volume is down almost everywhere except in Toronto, and the average sale price is mostly up with a couple of exceptions.
When looking at September vs August 2023 we see transactional volume is up in Toronto, 21.7%, Bradford, 13.3%, Barrie 11% and Orillia at 4.3%. Midland had a big decline in transactional volume at 47.3%, Georgina posted a 37% decline and Newmarket is down 7.1% in transactional volume in September vs August 2023. Orillia posted the biggest average sale price increase of 7.9% followed by New Tecumseth at 7.4% and Toronto at 5.4%. All of the other communities below posted a decline in average sale price.
When comparing September 2023 vs 2023, we see that transactional volume is down in all of these communities except Toronto (11.8% up) and New Tecumseth that is flat vs Sept 2023. Average sale price is up in most of these communities except Newmarket and Bradford. Orillia led the way with a 19.9% increase in average sale price vs Sept 2022.
